Ya sure, not doing a inspection is a bit of a gamble but if you know what to look for or are pretty handy I would feel comfortable without doing one.

Basically join a group with your personal Facebook page then share your advertisement post...Yes people do get mad sometimes for spamming groups focused on a certain topic but it's FREE marketing and reaches many people.

Also ignore guruized sites spammed here constantly by some members, none are 100% correct for every area.As Robert mentioned, Zillow is not a reliable source for property valuations.

In my opinion the quality aspect of this decision is not on the card print quality but more so the quality of the content and the "quality" of the distribution area.When canvassing with postcards my most successful card was always a black and white basic card targeted at that specific unit type with a basic message of "I would like to buy your house, please call Mark on XXX" Im not suggesting using this exact card but there is so much spam going through doors from pizza places that a colorful card can be mistaken for something else.I would try 3/4 test runs of different cards, monitor the success and go with that.Hope this helps.

It seems for my limited knowledge that landlords are supplying washer and dryer, seems no AC would be ok, I think I would definitely need to provide refrigerator and range, not sure if I should include a washer and dryer, I can include and I do repairs, I can include it and put it in the contract that tenant is responsible for repairs or I can do a maintenance plan with the local electrical/gas company to cover the appliances (about $25/month) and I can cover that or I can gamble and make the renter pay for it.Ideas/experiences?
