Needless to say, you need to be careful about what you buy and, again, have strong management in place.

You'll need less capital, less time and in many MSAs the supply of residential is much higher than commercial and competition is typically lower. 

I'd think you'd need less management on 2x 150 unit buildings than ten 30 unit buildings. 

However, be sure that you understand the realities of the rental property business so that you don't needlessly throw away a lot of money.

Needless to say, this is frustrating and it's too late to decline the applicant.

Houses here in the Valley tend to be newer and need less maintenance as well.

For example I talked to a couple and I really didnt even want to go as I figured I'd just end up telling them they should just find a realtor, and as it turns out, they really needed out and just jumped on my offer.Then yesterday I saw another that I was excited about as the hubby sounded pretty realistic, but once I get there I realize we're like 80 grand away from any real price and needless to say he didnt care for my offer.Couldn't I be qualifying better somehow on the phone so as my time is directed the right way?

Although my buildings are in the neighboring town the rent was sent to the sorting center 60 miles away and days get tacked on... so here I am from the 1st to the 5th 6th or later going to the UPS store sometimes needlessly.

Decision...decisions...decision.Anyway...that's the end of today's escapades...Needless to say we're still about 2-3 weeks away from being able to complete the house...So what started out as a $10k budget and 2 week time frame is now north of $35k and is turning out to be closer to 5-6 weeks.
