Without going down a rabbit hole here and overwhelming you, there are also creative ways to buy properties without needing to get traditional lending, but these types of deals are harder to come by and usually come with more risks. 

I do 30% traditional (roughly split 50/50 stocks and bonds), 30% owned real estate and 30% non traditional (loans, syndications, PPM funds etc).

I have done bare land and mobiles before but this is my first traditional built LTR.

Hopefully this info sheds some more light on what I think was a good 1st time purchase. 

So, for a small duplex, what price range are you targeting and how much (light, medium, or heavy) rehab would be acceptable?

I think we will see more "adult" families living together...kids move back in or parents move in with kids.The traditional apartment model was based on 12month leases, but jobs are not always 12 months and people want flexible terms, so co-living often offers that.Seems like younger people between 20-30 and some other age groups don't want to get married and start that housing pathway our parents and grandparents took.   

upside is you can open up your tenant pool to people who have resources for their own home but may be missing some of the traditional bank qualifications.
