Fountain square, broad ripple, University heights, meridian kessler.

I have several friends who have moved into Fountain Square as it is an 'up and coming' area but I am weary being an out of state investor even with property management that the area just isn't there for security purposes.

These no-go neighborhoods include Bates-Hendricks, Crown Hill, Arsenal Heights, West Indianapolis, Fountain Square (either too expensive for the cash flow or total rehabs in shady areas it seems), etc. 

We used that credit for buying carpet,  several large decorative water fountains, and some other things for the buildings.

Going to the highest viewing point was rather boring, but if you time it right and go at night during the fountain show it offers a bit more.

Water, water, water, landscaped streams, water fountains, enough parking space, both covered and uncovered for about 4 or 5 cars. 

There are numerous apartments, a Marriott hotel,  dog friendly parks, walking paths, fountains and small "lake", entertainment venues, night clubs, retail, boutiques, yoga, gyms, restaurants and personal care beauty services minutes away, There are many corporate HQ's within a few minutes drive, plus it is on the tollway and 5 minutes from 121.

It is not in bad shape but is it worth the cost benefit of chasing the ARV by putting new cabinets and a new table top?  

It will be interesting to see what happens to this historical building in the Fountain Square neighborhood of Indianapolis (see link to article below).
