I have several friends who have moved into Fountain Square as it is an 'up and coming' area but I am weary being an out of state investor even with property management that the area just isn't there for security purposes.

These no-go neighborhoods include Bates-Hendricks, Crown Hill, Arsenal Heights, West Indianapolis, Fountain Square (either too expensive for the cash flow or total rehabs in shady areas it seems), etc.
