She is a real estate agent but rents so no property to place a lien on.Sorry to hear this but its good that you share this as people only see $ signs when the think seller financing.

Sellers weren't on the same page which made closing tough.

Some knucklehead watched a YouTube video, where they "teach you to be rich by buying businesses with 100% seller financing." 

In other instances,  I've entered into longer contracts with sellers and offered them a premium that served as a win-win.

Instead of trying to convince someone, focus on understanding their needs and concerns first.Before presenting your wholesale strategy, ask yourself:What does the seller truly want?

Occasionally I'll see properties coming on the market where the seller has a VA loan with a low interest rate.  

The seller received multiple offers and agreed to accept mine—on the condition that I waive the appraisal contingency.The biggest concern was the lack of strong comparable sales in the area.

That’s leverage.One of the first routes I’d explore is seller financing.
