Prior to viewing with clients, I am usually have an idea of the general area, vacany rates, market rents, and property types that suitable for LTR.

I kind of like the idea of wholesaling out of state leads, however, with subj to i would be VERY careful who you sell those to.

I own a plot of vacant land in kern county CA. Roughly 14k sq ft. Looking for creative things to do with it. Any help would be greatly appreciated.

You can call the permitting office or a structural engineer you might use and ask them how long permits usually take. 

-Sell the property and move on (but if I sell it, I imagine I need to find a tenant first to maximize the sales price...)Does anyone have any creative ideas of what I should consider doing with this property? 

Historically, it has shown more stability than office/retail but isn’t immune to broader economic cycles.Future Outlook: Over the next 5 years, demand should stay solid for well-located industrial space, but interest rates and economic slowdowns could impact pricing.

For #2 & #3 I would check with other successful agents in your office. #4 should come from a solid agent referral as well
