In the research I've done on Sub2 deals (which led me to conclude it's not the right strategy for me, but your mileage may vary) there is Federal Law pertaining to "Fraudulent Concealment" - and the potential of having a 'Due on Sale' clause triggered is much less worrying to me than committing a felony.

The fact that she concealed the sale from you would have a very sympathetic judge if you went to landlord tenant court You might also ask for a moving stipend in negotiations.Do not be intimidated

I've heard there are additional liability issues if you are licensed, but it sounds like those issues usually involve defrauding or taking advantage of a seller and concealing the fact that you are an agent.

She called her boyfriend who hopped out the car, told us our home was his, and then threatened “to put hands on my husband” he basically tried to get my husband to fight him so that they would have leverage to which my husband replied that he carry’s a concealed weapon and to please back away and not do anything stupid.

If the property was in an LLC, and the property taxes were being mailed to a mortgage holder, that might conceal your identity a bit.That said, look at the positive in this, and just read and review all the solicitation material you're getting.

There is no purpose in approaching the local association - they do not get involved in disputes between buyers and sellers, and neither agent is at fault here if the seller concealed/did not disclose the issue.
