So I believe mortgages will look at DTI and want to make sure your income covers your current and future debt obligations at a percentage of 40-49% I believe, so their multiple would be more like 2-2.25x, but it's not a real apples to apples comparison.

That's how many of the larger complexes get funding to buy and rehab buildings,, that the normal small investor can not afford.Section 8 like other government programs has difficult aspects to it to manage, the people on section 8 are like a bushel of apples, some good some rotten to the core, and when mixed together the entire bushel tends to go rotten if the rotten apples aren't tossed out of the bushel.LOTS of paperwork and inspections and the inspectors are just as complicated as the tenants sometimes.

But they approved me way to fast without enough questions so even though it was only 10k I just felt I would never get the loan and lose my 10k.. had another scammer drag me to NYC for the dog and pony at least I got a trip to the big apple out of it :)

This home had a HUGE delay that cost us thousands of dollars.The group that put in the underground plumbing dug the plumbing too low, and by the time we caught the mistake, the slab had already been poured and the septic tanks installed.We had to dig up the septic tanks, install a lift station, and reinstall the septic tanks.This all happened during 2 hurricanes, which caused even more delays.Time kills deals.This is why you need to 1) be conservative with your timelines and costs, 2) add contingencies to your budgets, and 3) have a healthy profit margin.

I don't know, I usually get 3 bids and go with whom I'm comfortable with, it's less heavy lifting in the end that you have to do anyway.
