Jonathan Jaime Velarde Active Duty looking for first investment property. VA loan or no?
17 July 2017 | 38 replies
You can look it up on google on topics regarding "partial VA entitlement," and how its calculated.Even if you're short the VA entitlement you need you can bring in 25% of the difference. So for example, if you have 274,100 left but you find a 400k fourplex you'd have to bring in 400k - 274.1k = 125.9k X 25% or 31,475 dollars down or about 7.8% down payment to purchase a fourplex  where you can live in one unit and rent out the other 3, pretty sweet deal if you ask me....If the market improves enough or you pay your loan down enough and you now have equity in your property you can refinance out the VA loans to restore your VA entitlement then rinse and repeat once again. The burden of proof of proving your living in a property as a primary residence becomes harder and harder as you get more and more properties since the underwriter if they are paying attention, will see your pattern of purchases and conversions to rentals.
