That structure does sound good, and could entice some people, but with the market heading in the direction it is headed, your underwriting better be very tight.

If you were only providing cash what would you need to entice you to invest in a proven trusted friend who has a positive track record of rentals vs just investing in the stock market?

High-paying jobs are what entice renters to be willing to pay more in rent, so commute time to those higher-paying jobs is key. 

If you don't have the info the prospect needs to feel good about continuing to interact w/ the page and to entice them to opt in or call... the visitor will bail and find another site that will.
