Hi Thomas, it's pretty hard to give you a solid answer due to rising insurance costs and rates (which have begun to decline for the 3rd month straight).

I have not begun my RE investing journey.

I've also begun engaging with the Bigger Pockets forum and podcasts.

Another route to go is reaching out to past buyer's agents and asking if their buyers would be open to selling, you'll have to ask quite a few but you never know who would be open and could be a good possibility they would be more open to creative financing to get a lower rate and the price they want, it takes some work but I have begun to find success in that. 

I know one realtor and I've reached out to a broker in the area who has begun to send me deals on a weekly basis but I'm not sure how to get other information like the T-12 or rent roll after seeing the initial information available on what I'm seeing, or what the next steps are receiving these documents. 

Rates will go up and the market has begun pricing it in.
