(I've heard stories about boondockers getting chased out of the walmart parking lots here, but not from any direct source.)  

They range from the small-time hustler to the medium-sized local company with tens or may 100 properties to the Wal-Mart of Airbnb management.

All a tenant has to do, is go to Walmart, get an air up mattress and set up shop.

Some of the finishes are a a little sloppy, but all-in-all, it is nicer than most apartments in WeHo, and it comes with a big backyard.Driving around the area, the businesses looked old and distressed - old auto repair shops, no fancy restaurants, a Wal-Mart, some Mexican restaurants.

Walmart does not make it's 485 billion per year from one or two customers, it makes it at a few dollars at a time.

@Ross Bernard, you missed my point regarding the shirt from Walmart. 

It doesn't even have a Wal-Mart! 

I always look for properties in the better parts of town if possible, easy access for commuting, and preferably near schools, shopping (walmart, mall), hospitals, or big employers. 

This is how you automate rent collection for D & F areas:- require that the rent payment is through credit/debit card- you can set this up through Cozy or any Property Management software- most of the people living in D & F areas can't open a savings account: for those people, you tell them to buy a rechargable debit card from Walmart- everytime they get their paycheck, they put the amount in the rechargable debit card- every week, you receive your rent automatically: without chasing them for rent10.

Weak link in the plumbing... it's probably not the actual toilet. 1. put 1/4 cup baking soda in toilet bowls and sinks 2. then a cup of vinegar, it will bubble, let it sit an hourflush, rinse sinks with two cups more or less of boiling waterThis should cut out the bacteria high up in the drains for a couple weeks.I would give the tenant a big box of baking soda and walmart gallon bottle of vinegar and notsend a plumber.
