No matter how you do it have a back up plan in the event the mortgage company call the loan due.    

Moving out of a state with income tax to a state without before selling, saving 10% or more in taxes. 

Due diligence is critical. 

Great job on the due diligence or Operational process you have going.  

While the property hasn’t appreciated much since purchase, we’re considering keeping it as a rental due to the low rate.
