Good content about how to position yourself to survive the STR shakedown that will fold up less experienced/professional operators: https://www.biggerpockets.com/...Easy for me to praise the insights before actually having to practice them, but the advice to capitalize on 1) Amenities (pools, hot tubs, game rooms, even pianos), 2) Uniqueness (themed houses, unique rooms, etc.), and 3) High host ratings certainly makes sense.  

My general rule for where I want to invest is anywhere that I want to avoid like the plague... no coastal states, no vacation locations unless it has a really powerful theme park with high attendance all year long, and to focus on places where rents are high but housing cost are low.

Seems like I am seeing a theme. 

It literally goes against everything I coach buyers on...don't buy houses, only cabins...but this house (after my recent rehab) is now the pinkest most Dollyest of all rentals and it's performing pretty dang well these days.See it here: Themed Out!

We believe we will out perform those numbers based on the upgrade, theme of short term rental and presentation. 

I’ve listened to many of the BP podcasts and a recurring theme is making sure to have an operating agreement in place when partnerships are involved (of course).
