But when your tenants move as often as these folks do and walk away from their security deposits your left with turn over after turn over and very high maintenance costs along with getting your condensers stolen or your house stripped when its vacant a week or so.

There were so much damage to the building as each unit moves out, water pipe in the basement was cut and stolen, so bad that I kicked everyone out and did remodel (convert to smaller units) and tailor the building now to higher end clients

I tell people to fill out the application (free) but only pay for the background/credit check if they are seriously interested....it's non-refundable and I don't see a dime of that $$....its not a profit center for me and I don't have to go through the hassle of entering all the info.....and I never directly see their SSN etc....I have no hard records of their personal info, so I can't have any of that info stolen or used by me
