If you want to practice due diligence it might be to your advantage to seek out a fire damage restoration company in your area and see if they can write a repair estimate for those two units (because fire restoration is not the same as remodeling).

Hey Travis,I don't have any experience buying properties with fire damage but I do work in Emergency Restoration and deal with fire damage all the time.

It's a basic restore and bringing it to the town standards.

I am currently working on restoring and renovating the Queen Mary as well as developing the surrounding 45 acres into an entertainment and dining district.

I now believe the main issue is the fact that I am working on a renovation and restoration of a historic home and not a new construction build as it appears the architect and possibly engineer had mostly performed in the past.

Our go to program is to strip out the overlay product and restore the hardwood as best possible.
