LLCs don't really offer the protection people think because it is generally very easy to "pierce the veil" and negate its protections.

Will depend on several factors like the type of property, type of tenants, your risk tolerance, other assets you own, your estate planning, laws where the property is located, etc.Any lawsuits would be limited to the assets of the LLC and not your personal assets (assuming you run the LLC appropriately and the corporate veil is not pierced).

And if we are speculating, it would not surprise me if all of the infrastructure (freeway expansion, light rail expansion, Ruston Waterfront project, etc.) and proximity to Seattle ends up attracting another large employer to the Tacoma/Pierce County area.

I think the ONLY issue that is important is whether having utilities in your personal name or having insurance (of course you need the correct policy, that should not be an issue) in your personal name as opposed to the actual owner of the property will "pierce the veil" of the LLC.

But one thing the lawyer might not have made clear is that the LLC has to be run complete and separately as its own business, otherwise any newbie lawyer would be able to "pierce the corporate veil" and go after everything anyways.There are a lot of things to "watch out" for but just a few things that could easily pierce the corporate veil are:1. mixing funds between household and business.
