This loan is now in their Recovery Dept and they are demanding $4,000 at close before they will release the lien.

It's difficult to focus on planning a recovery if you're still hemorrhaging.  

@Joe Villeneuve What would you consider a good DP/cost basis recovery period?

I could see a market that goes sideways for a while, though. this recovery (or bull market) has overall been slower than others in the past.
