Would a six month lease with six payments and a deposit up front, transitioning into a month to month agreement be any safer for the owner?

The end of the oil economy is upon us... and it will be a volatile transition.

I've run into deals where things keep changing and I usually bail. 400K is a sizable purchase and it seems that neither you or the seller are completely ready to make this happen smoothly in a short period of time.

Our PM handles this transition for us.

My wife's parents just completed a three unit in a transitional neighborhood and are getting higher rents and younger tenants.

It could not be covered with drywall and be flush, so he put a layer or 2 or 3 of drywall mud and sanded it smooth and textured to match the rest of the wall.

Everything is as smooth as can be for an off-market estate sale (judge involved), however there is definitely a point of concern that even my attorney isn't 100% sure about. 

I worked for a new home builder for 2.5 years and about 6 months ago, I transitioned over to the resale world.

I should mention that my report date isn’t until July, and I do know some people who live down in MS already.Overall, I would just like to get some opinions on what might be the best way to tackle this transition.

I have not heard about this transit line though so perhaps that's something that may sway my decision.
