The operator's track record may not align with your goals (you are long term cash flow play, they are sell and redeploy, or vice versa).  

Constructing new homes and selling them is extremely difficult and challenging.

Anyone who tells you that wholesaling is a great way to get into real estate is probably going to sell you something to do that.

Just have to be good at selling yourself.  

They buy and sell properties and are looking for a lender they can add properties to it if they sell a property.

I know many developers like yourself with the same issue ("trapped" equity they can't access unless they sell the property).

Having lived here off and on for about 40 years now and selling real estate for about 25, I would be looking anywhere along 75 between Sherman and Denison.Also more generally between the 4 corners of Gainesville-Denison-McKinney-Decatur.

If the property is a hard sell then the tenant rep commission is a little higher.
