Good Morning @Matthew Grebeta,There are many duplexes in the area to select from, however in a cursory overview of your post it seems you may want to pick areas that fit your family best first as far as a safe location, etc. and slim down the investments from there (look for zoning districts that support duplexes and that will give you a selection of regions to slim down).

Chances of you hitting a home run first time at bat are very slim.

The lack of zoning, increased supply in the last few years, hotel competition for the business traveler crowd, and no real peak season are going to make your cash flow slim and probably not worth all of the effort and expense.

I’ve arbitraged for STR before, but I think the margins are too slim to arbitrage for MTR, however it’s less work so perhaps it could work at scale to cash flow.
