@harry @Harry Caseone other way is to mail out 3000 letters / postcards to older homes where the owner has owned for a long time.

A lot of very seasoned investors own homes and properties in the same neighborhoods or communities that they 'collect' over time.

The parking and STR are all mostly seasonal (cowboys season). 

One big property is near Four seasons resort Seychelles.

Currently property management has it listed at $1450 and still struggling to get a renter in even during the summer season.

Our backgrounds include owning and operating properties under Choice, Hilton, Sonesta, and Red Roof Inn brands.This will be the second Marriott-branded hotel in Smithfield, with the other being an older Fairfield Inn.

If we go off of an average of 35% expenses (I use 35% for properties older than 10 years and 25% for properties 10 years and newer), then we sold that duplex at a 4.75% cap rate.
