Some noob "flipper" with more money than brains will overpay and lose their rear, but that's not your problem.

Some roofs are easy (my current primary is an easy roof to access and walk on), while others can be a nightmare (my previous primary was 3 stories high on the sides and rear and a steep slope).

HOA's are a huge pain in the rear.
