Given the timeline and the nature of these expenses, I'd appreciate any insights or advice from those familiar with tax regulations in such situations.Additionally, I'd like to know if I can claim depreciation, mortgage interest, homeowner's insurance, utilities, HOA dues, and other expenses associated with the rental units of my home from 09/08/2023 to 12/31/2023.

You will be able to claim the expenses (i.e. depreciation, property tax, utilities, etc.) still every year but the rental loss will be limited if you are not a "real estate professional"

I don't know if it helps or not, but on zillow you can "claim" your house under the "more" tab that is right under the picture or map.

They could use the tax break for gifting into someone's 529 and I wouldn't claim the money that goes straight into the kids 529.
