If you aren't able to price it correctly, it will probably sit - but there are lots of properties sitting on the MLS for a long time, and my guess is many of those sellers hired an agent to list it (not just flat fee) ...And if you did a quality rehab replacing all outdated systems, and chose the design and style tastefully, you will find that the property almost markets itself; picky buyers are looking for a house that won't be a problem immediately after closing the sale.

You want to make sure that you try your best to make sure that every interaction you have ends either neutral or better and if anything does start going poorly, try your best to rectify the situation before the interaction ends so they don't leave with a bad taste in their mouth (or at least not as bad of a taste).While a lot of this stuff may seem like common sense, I see lots of my coworkers failing to do these things and it shows in their numbers.
