I have a couple rental properties and I'm starting to grow and get a reputation. 

Very well connected in the area and a great reputation for quality work.

You'd think for a profession where your reputation is everything, it'll be alot easier to find someone that shows up and responds back when they say they will.  

Your reputation is also a big consideration that is worth more in the long run than a few extra dollars right now. 

this is clearly the fun/storage wars/small-time heist option.i also emailed first alert, the manufacturer, and they told me that if i send them a notarized statement of ownership ($15 for notary) that they'll email me the combination. this way i'll end up with a $120 not-so-safe of my own. i could sell it and make a few bucks or keep it long enough to forget it in a property at which point one of you fine people will buy the place and exercise option 1: attack it with a crowbar. plan is to open it up on sunday. i'll post what i find.

The other is a foreclosed manufactured home on 3 acres I could get cheap I think & rent.

Most reputable turnkey providers have more demand for their product then they have supply.

If the guy/gal already has an Airbnb business with his/her reputation staked to it and they just want to expand it (and especially if they own any of their portfolio), why are they a galactically bigger risk than a long-term tenant (who comes with risks of his/her own)?

I would also like to make the most out of my trip and while I am in town, I would like to meet with reputable Real Estate Agents who cater to out of state investors and are real estate investors themselves.
