I am inclined to agree that you should be charging for the property not for the total number of occupants.However, the Same time certainly a house with 5 people living in it is prone to more wear and damage, Floors, if nothing else. perhaps I should at least charge a deposit like a pet deposit call it a roomate deposit. for adding anyone else to the lease.Is this a fair compromise?

If you've signed a buyer's agency agreement then the agent is in a dual agent role which IMO compromises their ability to serve either client well.
