A government that refuses to freely exchange their currency for hard the asset backing it.  

Karen Margrave I have gotten a proposal for line item bids for A&E also, but I gave them MY proposal worksheet to fill, and it actually worked worse than that of having them freely propose on what they think.

So, unfortunately, what ends up happening is that many (not necessarily all, but many) landlords get pushed by the market dynamics, pricing, etc. holding a long time, or they go there freely day one, into "slum lording" ... that is, not updating these systems properly when they break, dragging out the usable life with bubble gum and duct tape, and renting out basically dilapidated and unsafe properties because the economics don't lend themselves to fixing them properly.2)Not to say you can't still make money in these markets, but it is a different strategy.

I'll freely admit that I prefer hardwood to laminate too, but I'd also prefer a new Honda Odyssey to my 14 year old Caravan.

Simply put, if you are going to allow for the freedom that the US Constitution gives, you have to accept that some portion of the population will use that freedom to live in a manner that prevents them from being sheltered, either voluntarily or as a result of decisions freely made.

So the shiftless, the homeless, and the crackheads that the city allows to freely run amok happily tear up the property.  

We like our careers but being able to exercise that innovative thought pattern to freely think about a project that's personal to us vs a project that's required of us is much more fun and rewarding.
