The only time you want to pay the property tax is when you are ready to bid & win at the August auction.Otherwise you are wasting your money & make an voluntary donation to the first owner.

Maybe the other offer is all cash, maybe there are no contingencies or inspection period, maybe they are willing to close the exact day the seller needs them to, maybe they plan to donate the house to charity and the seller wants to support that cause, etc.There are a million reasons a seller chooses one offer over others, and to expect a bank to say, "This offer has a higher purchase price, you need to pick that one!"

Need Heart Strings For REI....Go down to your local Boys - Girls club.See the director.Tell them you are a local RE investment company and are trying to raise money for the Boys- Girls Club.You are giving 10% of GROSS PROFITS to the club as a fund raising program.Now get a picture in front of the Boys Club - Get the logo in the picture.And get a letter from the director thanking you.Take that letter and picture and go to all the pizza delivery shops, try to get them to GLUE a flyer "WE BUY OR LEASE HOUSES" 8 1/2 by 11.Tell them every person that calls and sells their house to you, you will donate $500 to the boys club FROM BOTH YOU AND THEM.

You need to sort of donate a small amount or something to become a member, but it's super easy and then you can get a HELOC on a rental.And TD Bank gave me an unsecured personal line of $50K without ever using them before, so I would try that if you're looking unsecured.
