I agree with most of what has been said and to continue with the recommendation theme.

With years worth of these questions in local groups and surrounding are groups, in 2 hours you will find themes of the same people recommended over and over again.

From the info I have gathered around and you should focus on theming the property the right way based on the location and offering amenities that suit the demographics of the place. 

Be prepared to have to update or theme kids areas, it can be done for cheap (2-5k) but if you're going extreme, 20k a bedroom (for full custom beds, lights, slides and all around quality work). 

I think the overall theme is,  "As-is" can be a great opportunity for buyers.
