I agree with him that you should do a podcast ... will never happen, though, I'm affraid ... besides the skype problem, you'd need to be a professional BMX biker or commercial fisherman or something more interesting that has been doing REI on the side for a year or two and talk about puppy dogs and ice cream and how wonderful and low risk it is to invest out of state in a high cash flow market rather than a lowly, evil, speculative, local west coast developer and lender with decades of experience.

I initially wanted to get into flipping houses and investing in rentals, but, due to lack of money and not very many connections, that got shut down and I decided to go the wholesale route.I am looking for some way to maybe shadow/partner with someone in the Nashville/Brentwood/Franklin area in order to "break the ice" and get into the world of real estate investing, or at least meet up every so often to sit down and allow me to pick their mind.I am very hungry and I plan on being very successful in the REI business, I just need help finding that 1 place to start it all off.Advice/tips/tidbits/resources are greatly appreciated.Thank you, BPersChase

Be conservative with the numbers and the rest is icing on the cake and not a requirement to consider the purchase of the property as a success.As I like to say "win going in" to a deal.
