All states are a bit different, but most require certain requirements regarding shoveling/snow removal on sidewalks, parking lots, etc; especially parameters around removal after snow fall has stopped.You want to ensure that whatever he's doing is adequate to protect you against someone slipping & falling on your property and trying to assert a claim.

What I assert to those buying with cash is that the deal ought to have very serious cash flow if that is the case. 

I will probably wait to do that til right before I sell, if I ever do, as that would raise my property taxes, which obviously doesn't help my cashflow situation.My best advice is to have your friend talk to a contractor and see what their opinion is of the situation and what an As-Built-Permit would entail.

The one thing I understand is, you cant use that Disney card anymore because in reality you have already maxed it out, and overdrafting it will entail the penalty or interest charge, however if you have a 30k limit and they sent you 25k to an account, you can only do 5k/month on the card.

I disagree with the assertion that 90% of renter's want/need 2 bathrooms. 3/1 is THE most common floorplan in America. 

Not to be disrespectful Sharon, but you have an incredibly skewed misunderstanding of what real estate management entails and this experienced real estate person who just finished her property management class I fear is about to get a great education in how not to conduct business.I laugh when I hear owners who think that a manager should share in the losses of the owners investment.
