I believe it is just common courtesy on top of me spending money to send out the letters.  

You may need to talk to multiple lenders to run the scenario by them.

This scenario is extremely common and while I exaggerated numbers for effect, I have had this conversation with clients and their CPAs and the client is usually surprised when you put the numbers on paper. 

Each of these elements can impact the overall terms, so it really depends on your specific scenario.
