Have you already begun operating the property as an STR?

Oakland has already begun applying franchise fees to waste collection.But I am not selling yet  I may even try to buy distressed properties from distressed small multifamily owners (owner occupants) before the TOPA zombies take over that market.  

@Joel Owens I went and did some research about what you're talking about and that is some really awesome advice thank you for that.I've also begun speaking to the former tenants (a tattoo shop, a local pizza shop, and a Zipps Bar & Grill) to get info on why they left the property.

My current neighbors were not vetted properly by the landlord (he never met them and didn't run proper background checks) and have systematically begun destroying his property over the short time frame of 4 months.

I followed their advice, but after reading Rich Dad, Poor Dad a few years later I can see the flaws in their strategy, and see that while it is safe it will never get me ahead.Now I have cut my expenses as much as possible, have begun paying the minimum on my mortgage instead of the most I could bare, and have been saving as much as possible to put towards my first house flip.
