Keep doing your research, keep reading, keep asking questions on these forums, stay active on BiggerPockets by using the 'Search' and 'Keyword Alert' functions. 

Buildium, AppFolio, and pretty much all Professional PM software will have this function, but few or none of them are free to use. 

I wish it had more ways to help automate some of the daily functions that are used in property management and more so on the tenant portal side of things.

I recommend using the 'Search' and 'Keyword Alerts' functions here on BP to check out some past forum posts and suggestions on this topic. 

My point is that it is not cheap and it can be slow (but that may be a function of picking a poor abatement company, the second company was much faster than the first).As for the roof, I suspect that the repair can be cheap (possibly not needed) but the buyer would not be responsible. 

To me, the reward from these two things is worth the investment and so I don't automatically increase rents just because I have hook-ups (rent is a function of the whole).

Perhaps try to put in an adjoining address to see if it is attached or try any other address to see if the site is functioning properly?

Long story short: Tenant lets me know the dryer isn't functioning properly.

Day 2 closing you can have a functional shower if you’re glueing a pre built surround, day 4 if you’re doing tile.

Household formation may be a function of births, but then I'd rather just look at the new household data.
