It strikes me odd that there is no common tool that facilitates escrow between renters/landlords for these transactions.

Lately I have been using the BiggerPockets tools to analyze deals and it seems like essentially no properties will cash flow these days in any of the B+ greater areas.  

Oftentimes, when one half of a couple is opposed to real estate investing, it really comes down to them viewing it as a cumbersome, risky distraction, rather than as a relatively stable, valuable tool to help reach your shared goals.

Hey @Yoel Peyamipour - echoing what everyone else pretty much is saying, any combination of multiple tools will work.

There are many moving parts involved in a lease purchase or lease with option to buy, but can be a powerful tool to get your hands on some real estate!
