And or the short sale specialist now you talk about a transaction that takes a uber amount of time.. back when this started I had my brokerage running and was going to start a division in short sales so I thought I would do a few myself to see how it went suffice it to say I hated it and never started that.. but some brokers did well with it and thats all they did or needed to do..

I doubt hard money would suffice at this point since interest rates are so much higher on those loans, plus they probably aren't intended to go for a full year, which is what our contractor estimates construction time will be.thank youBrandon

If the amount was in the positive - you should have looked to pay yourself a salary.If you operated at a loss - you may have been able to possibly get away without paying yourself a wage.If you only earned a wage in the 4th quarter - I think filing a 941 for the 4th quarter would suffice.
