So An owner with $100k house who owe $80k on the first and $40k on the second is upside down until the HOA sale happens and that buyer finds himself with an $80K debt on a $100K property.Anyway get a signed notarized permission letter signed authorizing you to speak about the loan and explain that IF you decide to make the payments you will need them to do the agreeing and you will do the paying.The other way is just to make the payments & bring the account current or keep it current (many times HOA properties are current).If its a small servicer or a credit Union then plain english will suffice in many cases and explaining what happened and how you became the owner will get you some unofficial co operation that results in an unofficial payment plan and the ability to service the debt through the life of the loan.

Suffice to say, they haven't been model tenants and we do not have a cordial relationship.I recently sent them an email and letter reiterating their obligations from the lease, specifically calling their attention to the move out cleaning checklist.

Before she even applied, she was all like why does it have to be your application, why can’t it be Smartmove, I explained why, not knowing she and the hubby were the client, then the next day was like ”if problems with your online app persist (others were using it just fine) I will use Smartmove, should suffice”.

And or the short sale specialist now you talk about a transaction that takes a uber amount of time.. back when this started I had my brokerage running and was going to start a division in short sales so I thought I would do a few myself to see how it went suffice it to say I hated it and never started that.. but some brokers did well with it and thats all they did or needed to do..

I doubt hard money would suffice at this point since interest rates are so much higher on those loans, plus they probably aren't intended to go for a full year, which is what our contractor estimates construction time will be.thank youBrandon
