I was around 16 when I first calculated my net worth.I shoveled snow (I actually looked forward to a big storm and was up at the crack of dawn with a shovel on my shoulder and wasn't back home until dark), cut grass, raked leaves, etc.). 

Because we are shouldering the risk, we require a substantial down payment and interest rate from our end buyer.

I certainly don't need to be there watching over their shoulders but occasionally it's a good thing.

So I guess that's one benefit, that the shoulder season is a little shorter there as most ski areas are dead Mid-April through May.Like others have said though, the numbers have to work and those don't look great.

When a tenant is in arrears, they should be checking more frequently ... and they should have never allowed them to get "several months" behind.IMHO, the PM company should be embarrassed about dropping the ball and offer to shoulder some of the pain (if they have in-house trades/staff, they could provide the labour at very little cost to themselves).  

And ~ I hurt my shoulder, being careful and all.  

I would hire an attorney who has handled these before and pay him just to look over your shoulder and make sure everything is done correctly.
