When a tenant is in arrears, they should be checking more frequently ... and they should have never allowed them to get "several months" behind.IMHO, the PM company should be embarrassed about dropping the ball and offer to shoulder some of the pain (if they have in-house trades/staff, they could provide the labour at very little cost to themselves).  

And ~ I hurt my shoulder, being careful and all.  

I would hire an attorney who has handled these before and pay him just to look over your shoulder and make sure everything is done correctly.

We did, we own several businesses and they are built around the idea of scaling quickly to hire people in and take responsibilities off our shoulders.  

I wouldnt want the owner constantly looking at bookings and over my shoulder as I did my business, if i had a good track record.
