I am vaguely familiar with independent lending but want someone reputable.

All the contractors with good reputations are booked for months.  

Unless you are getting your windows from Home Depot or Lowes (or something equivalent) there is usually a window manufacturer who then has a list of distributors in your area. 

Even at 500/unit, I'd still be elated just to keep vacancy as close to nil - and I understand, that may not be the best route either because of the quality of tenant - yet, I've narrowed down a couple of Property Mgmt companies in the area that seem to be reputable, and have been the ones that the real estate agents recommended, too.  

Caterpillar Manufacturing broke ground on their new headquarters a few blocks away.

This guy is why realtors get the sterotyped reputation. 

@Fred CanzanoIRA Services Trust Company is very reputable and have been in business since the late 70s.

Reputable turn key companies don't require you to close until the renovation is complete, you've had an independent inspection, a tenant is in place and the property has appraised for the contract price.

I owned my own manufacturing business for 16 years until finally calling it quits about 6 years ago due to dwindling sales brought on by the recession, which turned out to be a blessing in that it led me to a career I thoroughly enjoy and was meant to do.I started thinking about real estate while selling a piece of commercial land I owned.
