To reach my goal of buying my first property by the end of the year, I would have fewer options as I would be looking to buy much closer to the 200k mark.

For future properties, I'm in search of a better fit and was referred to Precision Realty & Management as an option.

There might be an upside in the lending process to say that you are a licensed GC, but there are plenty of options without it as well. 

My approach was to partner with a GC, so he handles the rehab estimates with his years of experience.Another option is to read J Scott’s book on estimating rehab costs.I've heard a lot about this book.
