I'm not about giving out free handouts, but the other option is a HUGE Swath of Americans living in rented rooms, or (non-existent at the moment) Slum housing (like they used to).These places are not typically getting gyms, or pools with Jacuzzi's, but may have a dog walk (clean up after your pooch), and habitable interiors with working things (hot water, heat, stove, fridge, lights, etc...) and professional management that specializes in this demographic.Good luck on building these places, just remember, the people who move in are usually from the same area, and want to "Stay Put" near their favorite shops and relatives, and near the bus route (to Work)...so putting them in Beverly Hills with shops they cannot afford, or at the edge of town with nothing around might make them a lot less attractive to the renters (cutting into your profits deeply). 

They've replaced my exterior AC fan, compressor, capacitor, interior unit's coil and fan, the fridge and garbage disposal for my rental over the past 2.5 years.  

Stoves, fridges, and dishwashers are the norm...washers and dryers, no.

They almost always are shipped for free and a simple appliance like a fridge will be installed.

We also label the shelves in the pantry and fridge so that tenants have a designated space and don't have to worry about having room ornot.So just try to think ahead about issues like this 😀

yes, there's a magistrate in town that points all tenants to free legal aid which is just a few doors down from small claims (it's all in the same courthouse) ..they immediately appeal their lost eviction case and counter sue for some BS..normally they punch holes in the wall, scrap the oven and fridge at the metal yard, etc and then take pics of this "damage"...that's why it's good to have proof of move in photos, signed check in sheet listing damages, etc.
