Agree Sean, I'm in the early stages/data gathering but I do have a business interest in the area now so I'll be there more over the next few months.

It's obvious that more data is needed to truly compare different cities accross the US.

The real estate sector is undergoing a significant transformation driven by the twin engines of technology and sustainability.

We typically run a 4 page report that has all data from 3 of the closes comps (ENEMIES), and also larger market data for the neighborhood and then the city as a whole. 

The data you get from FurnishedFinder doesn't make it easy to analyze a prospective area for investment, and as far as I know, there isn't an equivalent AirDNA-type service that produces great data for MTR investors.

In a past life, I did a big analysis of various asset classes throughout many recessions using data from NCREIF data.

This is data from 2022 for Fort Walton beach so this is not a reliable source for revenue projections on 30A.
