I really like to keep a close watch on my investments and living within access to them is the best way to insure the property performs to my standards. 

They are zoning and land use regulations, accessibility, environmental factors, market analysis, topography and terrain, utilities and services, neighbourhood characteristics, restrictions and opportunities, development feasibility, financial analysis etcetera.

Alternatively, you could work with a realtor; by providing value and building good rapport, you might get access to pocket listings.

I finally found another duplex a few towns over that had been sitting for a while, it was badly advertised.

Your screening process must be objective and you need to provide your criteria within your advertisements. 

Depreciation, mileage, home office, meals, 401k (assuming earned income a real estate biz) are all things to consider when wanting income higher so you can have more access to capital.Most decent lenders will give you credit for depreciation, however.

So I understand to scale a training business many times you have to outsource ( don't know if this company is doing that) But out source your lead gen funnel.. pretty tough for the actual owners to respond to all the hits they are going to get if they are out on the web with mass advertising.. 

Our wishlist includes a view or access to the ocean for surfing and at least a nearby marina or launch for a boat, although our initial target area is in Rincon.
