I'm reviewing with multiple parties but it looks like this one is falling into the 'if it looks too good to be true'  bucket.

Settlement rarely makes all parties whole.

If that is the case, then your options to sand and re-finish are limited....the real wood part is only 1/4", if that, so the sanding cannot be too aggressive.

Basically, I sold it twice and made almost 6k with no time spent at all and the best part is someone is paying the space rent.

Were both parties content with the outcome?

In a multi family property, you may add up to 2 quantity ADU units to the existing multi family lot.Any and all ADU's can only be up to 1200 SF - that part is accurate except for the junior ADU which maxes out at 500 SF

The lease was signed by both parties Mar 22nd. 

You could also hire a third party screening if you do not have one already.
