Just keep up the networking.To give you an idea, in one of our REIAs, there's a really nice guy who's been coming for about two years, helping out, distributing fliers, going to the after meeting dinners, etc, but had yet to pull the trigger.

This will trigger reassessment and eliminate your Prop 58 low tax basis, even if just one trust bene gets the loan.Your only true option is to either get what we can a fiduciary mortgage as successor trustee based on the equity (borrowing up to 50% LTV max) or live without a loan.

I can always transfer property ownership later (without fear of triggering any due on sale clauses because I've already cleared it with my lender and they're willing to put in writing before I go to closing).However I'd kind of like to have the LLC set up so that I can start my branding and marketing and know that I have the legal rights to the business name and the like.
