I think 50-150 units is no mans land and we stick to institutional level sized deals. his underwriting is too simple. the unit mixes are off we only build studios and 1 beds for fast absorption, the deal is also under parked without a parking study. anyone who uses "roughly" in their analysis isn't sophisticated enough. we underwrite rent growth, asset growth, and a million other assumptions this wouldn't pass any people I know who invest in deals. get with a More experienced operator and read more sophisticated underwriting. 400k per door new construction is crazy. how much is the land?

Craigslist, Zillow, local property mgmt company, etc) because not one of these sources by themselves is entirely accurate.Specifically, with regards to Rentometer, keep in mind that it does not even factor in how many bathrooms a home has, the condition of the home, size of the home, or even type of home (apt vs SFR).

That way you kind of hedge your bets (aka Risk/Reward).Self Storage is historically Recession-Resistant as it has everything to do with Death, Divorce, Down-sizing, Dislocation, etc. - things that are prevalent in normal times and certainly, in not-so-normal-times, too.However, RV & Boat Storage is similar but different, in that approx 1 out of 10 folks in the USA rents a Self Storage Unit, and that is not the case with Boats & RV's; hence it being a much more niche strategy.
