My area of interest is 2-3 hrs away..would like to make offers based on internet info and the realtor..and then if accepted, i will go see it. otherwise , i can only see a few each month.anyone ever used this strategy and does it work?

I have searched the internet for information on that as well as real estate investing.

My advice is go to the man and ask instead of getting internet advice from us out of stater types.

I will be eliminating alot of tenants if they must be internet capable.

Since you already bought your first condo, it might be a good start for you to just concentrate on doing that for a while and focus on finding deals with good cashflow and appreciation opportunities.

What is the ownership mix (age, rental vs. owner occupied, concentration of ownership with a small number of parties)?

I feel very guilty in doing so, my dad would have had a heart attack, but while this kid is taking care of the little things like the above, I can concentrate on the more important stuff, like building a new front porch and finishing the bathroom rehab.
