Time horizon is within the next 4 months if my market research looks good. 

With so many changes happening, and many more likely on the horizon, it makes most sense to hold at this point and try to work through it.Whatever concessions you do end up making, make sure that you do so in writing.

I have really liked Horizon bank for loans.

I would be slow to try this unless I had sufficient reserves and a longish horizon. 

So it makes sense to start there, because the cost of money is best, the time horizon allows for flexibility (you can pay off a 30 year loan early, and payments are low vs a 15 year).   

I look at total returns on a 5 year horizon.

In my experience and the lessons I've learned over the years, cashflow pales in comparison to appreciation over a longer time horizon.

@Matthew Iulo some have long term hold horizons.

While I occasionally buy a property sight unseen, I would never buy a property that wants tenant occupied with an eviction on the horizon whether I had seen it or not.
