Once my corporation starts to make enough money on its own then it can be the guarantor without me.And if you buy a bigger complex such that it is deemed a commercial sale rather than residential - then they just look at the deal instead of you.interesting info, thanks. what is your experience (if any) with bringing in external investors through your corporation vs personal? 

The internals are mostly plastic, allowing them to easily be broken with a specialized tool, or even a screw driver, and show no external signs of forced entry.  

Often times the banks will or won't accept an offer on a property based upon some external criteria within their department on how many properties they need to move, or what percentage overall of listing price needs to be met.

They want to watch DWS and then blame their lack of success on external sources rather than take responsibility for their own situation.

Not all of that will be available in a serious downturn, but it's a good indication of money out there waiting for higher returns.That doesn't mean there won't be a cyclical slowdown or some external shock to the economy.

I still hear hear of deals there along with Lake Orion on occasion) but it wasn't "BS" in that I wasn't attempting to be deceptive of misleading.My point was that Detroit, like Flint, has systemic problems that are beyond all hope and no amount of external intervention can save it from itself.

If the existing heaters are inside, but in a location that could trash/flood the rest of a rental or risk rentals downstream, and he has to replace them anyway, maybe considering an external tankless should be on their radar?
