Many easy money investors will be flushed which leaves more deals available for me. 

one of them flushed a shampoo bottle down the toilet but they paid for that. honestly besides girlfriends/boyfriends sleeping over more than my contract allows, no other big issues.

Clearly this is the tenants fault for flushing so much gravel.

Vet a few contractors, do lunch or coffee with them, let them know what you're looking for... and make sure they're willing to work with investors... you shouldn't be paying the keeping up with the jonses, one and done rates... you will keep them flush with business...so they will need to provide a better rate.Property - once you have your team... go out, find a property that meets your numbers, and pull the trigger!

After paying that much I started doing some research and found a product at a big box home improvement store that you flush down the toilet every 6 months that costs about $15.00. 

The toilets are new but the plumbing isn't so please ONLY TP to be flushed.

We thought it would be doable if it gave us business, but so far we have flushed that money away.

We flushed the toilet and the water in the bowl would not go down so I used the shop vac to suck the water out of the tank and the bowl.Since we agreed to be responsible for the first $300 of repairs we called a plumber.

Ridgewood, Flushing, Emigrant, etc. 

Make sure you get someone who knows what they are doing, or else you'll flush a lot of money down the drain.
